How long does the full process take, from interest to closing?

Typically four to ten weeks, depending on the market, financing arrangements, and how quickly title and inspection work can be completed in the country where the property sits.

Yes — that's the first conversation. We listen to your goals, risk tolerance, time horizon, and lifestyle plans, then walk you through where each market fits and where it doesn't. We're not trying to fit you into whatever's currently in inventory; we'd rather wait six months for the right deal than place you in a wrong one.

Is the initial conversation a sales pitch?

No. There's no obligation, no pressure, and no automated follow-up sequence. Many of our best long-term clients spent six to twelve months exploring before they reserved their first property. Twenty minutes, no slide deck.

I've never invested in real estate before. Is this for first-time investors?

Often, yes. The hands-off, fully managed structure is well suited to someone whose first property is also their first international one — there's no DIY required and the local team is already in place. We will, however, walk through the risks honestly before you reserve. If real estate isn't a good fit for your situation, we'll say so.

Am I buying the whole property or a share of it?

You are purchasing the entire property. RInvestments does not offer fractional ownership or partial shares — every transaction is a direct, full-title purchase in your name or chosen entity. You hold 100% of the asset, the income, and the appreciation.

Can I purchase the property in a corporate entity instead of my personal name?

Accepted Answer

Yes. Many investors prefer to acquire international real estate through a holding company, trust, or other entity for tax or estate-planning reasons. We coordinate with your accountant or attorney to structure the purchase appropriately.

What documentation will I receive?

Accepted Answer

Title deed, closing statement, all due-diligence reports, inspection results, and any management or leasing agreements. Everything is consolidated in a digital vault you can access at any time.

Will owning property abroad affect my residency or visa status?

Sometimes — a few markets we operate in have residency-by-investment programs (Portugal's golden-visa-adjacent paths, the UAE property visa, and similar). Property ownership can help, hurt, or be neutral on your immigration profile depending on the country and your circumstances. We flag the relevant considerations and refer you to specialist immigration counsel; we don't give immigration advice ourselves.

How is monthly income paid?

Rental income — net of property management and operating costs — is paid into the bank account or entity you specify, on the schedule defined in your management agreement. We provide monthly statements and consolidated annual reporting.

Are returns guaranteed?

No. The projections we publish are based on local market data, comparable rents, and conservative assumptions, but real estate returns vary with occupancy, expenses, and market conditions. Every projection is presented with the underlying assumptions clearly disclosed.

Are there tax implications I should consider?

International property ownership has tax implications in both the country where the property sits and your country of residence. We work alongside your accountant or refer you to specialists familiar with cross-border real estate taxation.

What fees do you charge?

A flat acquisition fee per closed property, disclosed in writing on the reservation agreement and again on the closing statement. If you opt into our property management, an additional monthly fee billed as a percentage of collected rent. That's it. No spread on the purchase price, no markups on contractors or renovations, no commission on rent, no rebates from local partners.

Do you pool investor funds?

No. Every transaction is a direct, full-title purchase in your name or chosen entity. We do not commingle funds, run an investment vehicle, hold investor capital, or operate any kind of fund. Closing funds move through a regulated local escrow at your attorney or notary; rental income is paid directly into the bank account or entity you specify — not through us.

What happens if the property sits vacant?

Vacancy is built into every projection we publish (we typically model 5–15% depending on market and asset type). If actual vacancy runs higher, our local team adjusts pricing, tenant criteria, or marketing — and reports it transparently. You always see actual occupancy in the monthly statement, not a smoothed average.

What about currency and FX?

Rental income is collected in the local currency of the property, then converted and paid out to your bank in the currency you specify (we work with major rails for USD, CAD, EUR, GBP, AED). FX is at market rate with the conversion fee disclosed.

Do I have to manage the property myself?

Accepted Answer

No. We coordinate professional property management in every market we operate in. You can opt in to our management service or appoint an external manager — it's your choice.

What if I want to sell the property later?

Accepted Answer

You can sell at any time. Our team will help you list the asset, market it locally, and coordinate the closing process — the same way we helped you acquire it.

Can I visit the property before purchasing?

Absolutely. Many investors choose to visit prior to closing. We can coordinate site visits and connect you with the local team handling your transaction.

Do I have to use your management service?

Accepted Answer

No. Property management is opt-in. If you'd rather appoint a local manager you already trust — or self-manage if you live nearby — we hand off cleanly at closing with all documentation, vendor contacts, and tenant records you need. Switching managers later is a one-email process; we never lock you in.

How is the property insured, and who handles claims?

Local property and liability insurance is placed at closing through brokers we've vetted in each market. Premiums are paid from collected rent (and itemized in your monthly statement). If a claim occurs, our property management team coordinates the filing, assessor visit, and repair — you're notified and looped in for sign-off, but you don't run the claim yourself.

Can I use the property myself sometimes?

Yes — owner use is your right and we factor it into the operating plan from day one. For short-term-rental properties, you block dates directly in the calendar. For long-term-rental properties, owner stays are scheduled around lease terms. We'll model the income impact honestly so there are no surprises in the monthly statement.
